Every home purchase is unique...no two are the same!
What may have seemed easy before might be one of the most challenging, confusing (and stressful) events you've ever undertaken now. But one of my goals is to make this easier and less stressful!. I have a team of experts at Windermere Mortgage Company, Fair Home Inspections and Pacific Northwest Title and Escrow ready to make "things" happen. In addition, you'll need to choose a mortgage lender/broker for financing your purchase unless you're paying for your new home with cash. I can make recommendations if that would be helpful. More about that later because there are tax consequences if you decide to pay cash then apply for a mortgage in the future.
When we meet at my office to discuss your particular situation, there is information I will need to help me understand your priorities. My job is to give you the information you need to make your decisions and then help you proceed in the home purchase process at your speed. It's also possible that you may decide to delay the process for awhile. In that case, I can email you properties that meet your criteria and which you can at your convenience. If there is a property you would like to visit, I can make the necessary arrangements, usually within a matter of hours. Then, you can use my statistics reports to keep updated on our market's trends.
As I mentioned earlier, I want to make the entire process (from searching to escrow closing) easier. When you establish your search criteria through my website, you are searching the Northwest Multiple Listing Service (NWMLS) database. This data is continually updated so you'll have access to the most up-to-date information. I will not pester you with phone calls or emails. You are free to print your search results and drivebye homes of interest at your leisure. If you have questions, need additional information or want to go inside a home, simply contact me and we can set the initial appointment to meet your schedule.
I've included some of the detailed forms I use. You're under no obligation to complete them before we meet because we'll be reviewing the questions and answers during our initial interview. They're available "up front" so you can see that I do have a system and so you'll be prepared for our initial meeting.
If you are working with another Realtor®, especially if you have signed a Buyer Agency Agreement, please do not ask me to show you homes. This would be a violation of the Realtor® Code of Ethics. However, if you have terminated a prior business relationship, then I am certainly willing and able to help you.
One final item of importance. Be sure to ask your Realtor® to explain the process he or she will use to present your offer to the seller. The truth is...presenting offers in person is so rare nowdays that many Realtors® don't even know they can do this, much less how and why! Let me explain: face-to-face presentation allows the selling Realtor® (representing you) to explain the offer and personalize you. All things being equal, wouldn't you want your Realtor® to do this for you? I would!
